Extensions and renovations in Cheshire and Staffordshire, managed by one team

TMC Building & Joinery carries out extensions and renovations in Cheshire and Staffordshire from our base in Alsager. We build single-storey extensions, dormer loft conversions, porches, garage conversions and garden rooms, and renovate kitchens, bathrooms and whole floors of a house.

Because we are builders and joiners, the same team that builds the structure also fits the doors, floors, kitchen and finishing joinery. That means fewer hand-overs, fewer delays and one point of contact from start to finish.

Planning permission and building regulations

Many single-storey rear extensions and loft conversions can be built under permitted development, which means you do not need a full planning application. The limits depend on the size and position of the extension and the type of house, so it is worth checking the Planning Portal before you commit. Across South Cheshire, planning applications go to Cheshire East Council, while in North Staffordshire they are handled by councils such as Newcastle-under-Lyme Borough Council.

If your extension is on or near a shared boundary, you may also need to tell your neighbours under the Party Wall Act. GOV.UK has a clear guide to party walls and building work.

From groundworks to the finishing touches

  1. Groundworks and foundations. Digging out, foundations and drainage, inspected by building control.
  2. Structure. Blockwork, brickwork, steel beams, floor joists and roof timbers.
  3. Weathertight. Roof coverings, roof windows, external doors and windows.
  4. First fix. Stud walls, insulation and services, ready for plastering.
  5. Second fix and finishing. Doors, skirting, flooring, kitchens and bespoke joinery.

Renovations that make more of your home

Not every project needs an extension. Knocking through to create an open-plan kitchen diner, converting a garage into a playroom or office, or renovating a tired bathroom can transform how you use your home. Structural changes such as removing a load-bearing wall need a steel beam sized by a structural engineer, and we will make sure the right calculations and approvals are in place.

Once the building work is done, we can finish the space with a new kitchen, flooring and fitted storage.

Questions & answers

Extensions & renovations FAQs

Do I need planning permission for an extension in Cheshire or Staffordshire?

Not always. Many single-storey rear extensions fall under permitted development. Planning is handled by your local council, such as Cheshire East or Newcastle-under-Lyme, and you can check the rules on the Planning Portal or apply for a lawful development certificate for peace of mind.

How long does a single-storey extension take to build?

A straightforward single-storey extension usually takes around eight to twelve weeks on site, depending on the size, the weather and the finishes you choose. We will give you a realistic timescale with your quote.

Can you convert my loft?

Yes. We build dormer loft conversions, including the structure, stairs, fire doors, insulation and finishing joinery such as eaves storage and fitted wardrobes.

Can we stay at home while the work is done?

In most cases, yes. We keep the work area separated from the rest of the house as far as possible and tidy up at the end of each day. For major renovations we will discuss the best plan with you.

How much do extensions and renovations in Cheshire and Staffordshire cost?

Costs vary widely with size, design and specification. We visit, look at your plans and give you a clear, itemised quote with no obligation.
